Once you've found a place that catches your eye, we'll look at comparable properties in the area to help determine a purchase offer.  We make sure your home is well positioned for appreciation by looking at values of all other homes in the neighborhood.  If it is, we negotiate on your behalf with the seller to make sure you get the most favorable terms.  This means protecting your earnest money in every way possible, giving you an adequate time frame for obtaining loan approval, reviewing property disclosures and surveys, and scheduling inspection appointments and reviewing the reports to determine which repairs are necessary.  We coordinate the appraisal with your lender and work with them when necessary (offering alternate comps, school district insight, etc...).  We'll coach you about everything you need to know about the closing process.  More importantly, we remain by your side every step of the way.  You'll always know what will happen next and what to expect.  We also calculate an estimate of your closing costs so there are no surprises on the day of closing, and triple check the closing disclosure statement debits and credits against the contract for 100% accuracy on the day prior to closing.  We become the central "HUB" for smooth and timely communication between more than 46 parties who facilitate the purchase of your home.  For the full Closing Timeline worksheet, just email us and we can provide now for your review.
